accompanied viewings

It is recommended that viewings are undertaken with the landlord as this provides an excellent opportunity to meet the prospective tenant informally. After which a decision can be made as to their potential suitability. We can, however carry out accompanied viewings ourselves.

selecting your tenant

One of the most important tasks we are presented with is the selection of a suitable tenant for your property. This is achieved not just by focusing on the applicant’s circumstances and ‘personality’ but in negotiating the best deal and tenancy agreement on behalf of our client.

qualifying tenants

We reference every prospective tenant. Will they look after your property and pay the rent promptly throughout the term, vacating when the lease properly ends? Do they form a group that meets your expectations? Is the property unsuitable for the very young or the very old? Only when we are completely satisfied with the answers, will we action your instructions to accept an offer from a prospective tenant.

This initial document, filled in by a prospective tenant, provides us with the core information enabling you to decide whether to progress to the next stage – taking up references.

referencing

This is a professional independent check that provides us with information and you with peace of mind. It includes (as appropriate) a credit check, together with employers, accountants, landlords and personal referencing.

Many of our applicants are already tenants of other clients of ours and have been known to us for many years. Others are introduced to us by companies or relocation agents both at home and overseas with who we work regularly.

drafting the tenancy agreement

The aim is to secure your full protection under the Housing Act 1988 and current Statute. An assured shorthold tenancy can be produced and signed on your behalf as your agent.

initial account settlement

It is imperative that cleared funds are with us before access is given to the tenant. We take control of the situation, collecting on your behalf the rent and deposits which is then 

organisation of gas and electricity accounts

We can arrange for gas and electricity accounts to be set up for your tenant as part of our service, accounts for the tenant ensuring minimal obligation to yourself.

Unexpected problems can arise. More often than not the problem is caused by events outside the landlords reasonable control such as unemployment, business failure or separation.
